OBTAINING BUILDING PERMITS
SITE ORGANIZATION TECHNICAL DOCUMENTATION
The technical documentation related to the site organization (DTOE) is usually requested by the urbanism certificate, both for new constructions and for interventions on existing constructions.
This documentation consists of a technical memorandum and a site plan with the organization of the site, prepared by the architect.
The technical documentation for the organization of the execution of the works must include the description of all the temporary preparatory and necessary works in order to ensure the technology of execution of the investment, both on the land related to the investment and on the temporarily occupied spaces outside it, including those in the public domain, complying with the legislation.
The following are clearly marked and described in the site organization project: site access areas, material storage areas, waste storage areas, container position, crane position (where applicable), water supply point position, electricity supply point position, base cabin position, investment panel position, etc.
TECHNICAL DOCUMENTATION FOR AUTHORIZATION OF DEMOLITION WORKS
If on a plot, on which construction works are to be carried out, there are constructions that must be demolished, then through the urbanism certificate, it is requested the elaboration of an authorization project for the demolition works.
This project is prepared by the architect.
In general, this documentation is composed of a technical memorandum, photo documentary with the existing situation on the site and drawn plans (situation plans, level plans, sections, facades) with the constructions proposed for demolition. The drawn parts can be drawn up only on the basis of a survey carried out in the field.
TECHNICAL DOCUMENTATION FOR OBTAINING BUILDING PERMITS (AUTHORIZATIONS)
As well as the approvals and studies, the technical documentation for the authorization of construction works (DTAC) is requested through the urbanism certificate.
This documentation shall be drawn up in accordance with the requirements of the urbanism certificate, the content of the approvals, agreements, the point of view of the competent environmental protection authority and other studies.
The technical documentation for the authorization of construction works is composed of projects elaborated by authorized designers in the following design specialties: architecture, resistance structure, sanitary installations, electrical installations, HVAC installations, vertical systematizations.
After completing all the documents listed in the urbanism certificate (approvals, agreements, studies, technical expertise, certificates, site organization documentation, documentation for demolition works, documentation for construction works, etc.), a file is prepared and submitted at the town hall to obtain the building permit.
The documents will be submitted in duplicate to the town hall. One copy is retained by the mayor’s office, and the other copy belongs to the developer.
The copy that will be in the possession of the developer, will be stamped and signed by the mayor’s office and will be accompanied by the building permit, issued by the mayor’s office.
